Visit the site — more than once
- Go once in the morning and once in the evening to see traffic and activity.
- Confirm the plot number physically on the ground against the society map.
- Check the access road, drainage and how close the nearest built houses are.
- Ask nearby residents about water supply, gas availability and load-shedding.
- For a house, inspect seepage, roof condition, wiring, water pressure and boundary walls.
Handle payment safely
- Pay through banking channels so there is a traceable record; avoid large cash handovers.
- Use a written sale agreement stating the price, payment schedule, transfer deadline and penalty for default.
